Real Capital Analytics Introduces Services Offering Analysis Of Commercial Real Estate
- First Reports Highlight Divergent Trends Facing the Investment Markets

NEW YORK, July 23 /PRNewswire/ -- Real Capital Analytics today released the first of its Capital Trend Reports and launched its online Property Trade Search service. The reports and online service are based on the firm's proprietary database and represent the most comprehensive and current data ever compiled for the commercial real estate investment market. Much of the information has never before been available to the industry.

The firm tracks investment activity nationally for the core property types and has captured close to $100 billion of transactions in the past year that exceed $5 million. Some of the data exclusive to Real Capital Analytics includes the supply-demand balance of investment and new offerings, the composition of the buyers and sellers, bid/ask spreads and volume and pricing trends for all markets nationally. Moreover, the data is updated weekly, making it as close to real-time as possible.

In the premier issues released today, the Capital Trend Reports for the office and apartment sectors provide key insight into the decline in volume currently experienced in the investment market. The drop in activity is not true for all property types or markets. Highlights of the newly released reports include:

Office Investment Trends:
* The office markets have sustained the biggest drop in investment relative to other property types in the first half of 2001. CBD investment was off 40% and suburban fell 26% as compared to the second half of 2000. Markets in California have been most impacted while investment in downtown Chicago and in Northern New Jersey posted gains in volume and price.
* Single tenant properties reflect positive investment trends and accounted for nearly 16% of all suburban investment in the first half of the year.
* Average yields of all office investments have averaged 9.5% throughout much of the past year, but will increase to 9.75% based on closings expected over the coming months.

Apartment Investment Trends:
* Despite a weak first quarter, apartment investment is remarkably stable. Pricing has remained relatively constant and investment is keeping pace with new offerings. Excluding portfolio sales, apartment investment is only off 3% this year.
* Apartment Investors are increasingly looking to second tier markets which replaced the top 10 markets as the most active in 2001. The investment markets in Phoenix, South Florida and Dallas were the biggest gainers while the Los Angeles saw the biggest declines in volume and pricing.
* Average yields of apartment investments have averaged 8.25% throughout much of the past year, but will increase to 8.50% based on closings expected over the coming months.
